Engineered Timber Flooring Installation – Mosman Luxury Residence

Know-How Flooring was engaged to deliver the supply and installation of premium brown engineered timber flooring for a high-end residential project in Mosman, working closely alongside the builder and architect to achieve a refined and technically sound outcome.

The engineered timber flooring was installed throughout most living areas of the home, creating warmth, depth, and a cohesive visual flow. On the ground floor, the flooring was laid over a concrete subfloor, which required careful preparation to meet performance and longevity standards expected in a luxury build.

To achieve a perfectly flat substrate, the concrete subfloor was levelled using a high-quality self-levelling compound, ensuring compliance with required tolerances prior to installation. A one-component polyurethane moisture barrier was then applied over the concrete to protect against potential rising damp while also enhancing adhesive bond strength. This step is critical in coastal suburbs such as Mosman, where moisture management plays a key role in long-term flooring performance.

On the upper level, engineered timber flooring was installed in the hallway only, while all bedrooms were carpeted by others. This selective use of timber allowed the flooring to act as a design feature while maintaining acoustic comfort in private spaces.

A central element of the project was the main staircase, which was fully cladded using straight planks colour-matched to the engineered flooring. As the stair structure was newly constructed from MDF, the risers were intentionally left untouched to allow for white paint finishes, creating a clean contrast and a timeless architectural look.

Extensive planning and layout coordination were required throughout the project. Particular attention was given to board layout to ensure balanced board widths at walls, thresholds, and junctions, avoiding small or awkward cuts. Every detail—from starting points to transition alignment—was carefully considered to deliver a visually calm and technically precise result.
